Preparing a home for sale is detail work and smart choices. It is time-consuming, and takes organization, experience and the right team of crafts-people to get the work done. That's where we come in.

We create a detailed budget with you and source the best inspectors, contractors, and vendors we know and bring them straight to you. We do the coordinating, so you don't have to and keep you informed whether you are still living in your property or moved out across the country!

We know how to market your home! With a combined 20+ years marketing career experience outside of real estate and a combined 60+ years of marketing homes for sale, we have seen every strategy. 

We know what works and what is no longer relevant. Our robust program includes:

  • Digital marketing on the most relevant social media platforms for your target buyer including reels, stories and ads.
  • Your personal property website includes videos and lengthy descriptions of your home’s features and your neighborhood amenities. 
  • We employ the tried and true traditional marketing including yard signs, flyers, blast emails to our large agent networks, talking it up at our multi-office sales meetings, and State-wide Multiple Listing Service.
  • The professional photos and description of your home will appear on hundreds of websites including Zillow, Trulia, Redfin, WSJ, Realtor.com and every major real estate company.

None of this is a one-shot deal either. We continue ads, networking emails, and public facing promotion every week until your home is sold.

Marketing Launch

Sometime before your home becomes “live” on the market, we start a teaser campaign called “Coming Soon”, a sneak peek of a few photos, approximate pricing and a great description of your home’s best features. We gauge the response, adjust if necessary, and launch the Multiple Listing Service which feeds to all other websites.

We start social media ads and network with over 3000 agents to sell your home for the highest price!

We continue ads, networking emails, and public facing promotion every week until your home is sold.

We provide regular updates with scheduled phone calls, texting and statistical information showing the impact of the on-line marketing efforts.

Buyer Representation

We also work with Buyers who may be 1) moving to our area for a job relocation or to be near family/friends, 2) downsizing or even looking for a larger home after selling a home or 3) buyers looking for a luxury home.   

We provide regular market updates, communications regarding the current market and open house recommendations, statistical information useful prior to writing an offer, and perspectives in our area regarding getting pre-approved for a loan, insurance challenges and property condition challenges such as the existence of knob-and-tune wiring and balcony concerns for condos.

Buyer representation is now based on the signing of a buyer-broker agreement explaining exclusive representation and how commission is to be paid.
